Here’s how to tell if home inspectors are doing their job (or going beyond the scope of their work). According to the InterNACHI (International Association of Certified Home Inspectors), there are specific dos and don’ts for inspectors.
- A general home inspector will NOT estimate the life expectancy of the home or any of its components.
- A general home inspector will NOT comment on the “suitability” of the property for any particular use OR the “advisability” of its purchase.
- A general home inspector will NOT estimate the market value of the property or discuss its marketability.
- A general home inspector will NOT comment or advise on the presence (or absence) of mold, infestations, radon, etc. These specialty inspections must be carried out by a specifically licensed inspector.
